Both published handover dates (Q1 2024 and March 2025) have passed. The documents do not say whether handover is complete or still under way — we will ask the developer for written confirmation.

Buying on the resale market

The developer has issued a secondary-sales policy for the project; the version we hold is from 2024 and has expired, so current transfer conditions need re-confirming. Resales are rare given the ticket size, and asking prices on listing sites are not evidence of prices actually achieved.

  • Typical costs under current rules (indicative): personal income tax of 2% of the transfer price, a 0.5% registration fee and notary fees.
  • Check the villa's certificate status, any payments still owed to the developer and any unsettled fees.
  • For a villa without its certificate, the contract transfer must be confirmed by the developer.

The published documents do not state the current certificate status; the sales policy only mentions a payment "on receipt of the certificate (sổ hồng)". Ask for the certificate status of the specific lot before paying a deposit.

What form of ownership applies at The Rivus?

The factsheet states: long-term ownership for Vietnamese nationals. Foreign buyers are not addressed in the documents, so a written answer from the developer and advice from a lawyer on your own situation are needed.

Has The Rivus been handed over?
