The Rivus sits on its own ground beside the Đồng Nai River, inside the Phước Thiện park area, next to Masteri Centre Point and the Grand Park township. This page covers the address and administrative names, drive times, transport corridors and what is available right next door.
Address and administrative names
The developer's material gives the address as "Grand Park, District 9 (TP. Thủ Đức), Ho Chi Minh City". District 9 was merged into TP. Thủ Đức (Thu Duc City) in 2021; since 1 July 2025 Ho Chi Minh City has run a two-tier local government and its wards have been reorganised. On this page we therefore write "former TP. Thủ Đức (previously District 9)".
Public sources do not yet agree on the name of the new ward for the site, so check the ward named in the legal papers for the specific lot before you sign.

Times from the developer's material (indicative) and dependent on the hour and traffic. The two golf courses at 7 minutes and the 25-minute figure appear only in the English-language factsheet; the factsheet places "Center of HCMC" in the 40-minute group, while the brochure gives about a 25-minute drive.
Transport corridors and nearby landmarks
The brochure map places The Rivus among the eastern corridors of Ho Chi Minh City:
- Roads: Ring Road 3, the Long Thành – Dầu Giây Expressway, the Hanoi Highway, Đồng Nai Bridge and the route toward Đồng Nai – Vũng Tàu.
- Rail: Thủ Đức station, Long Bình station and the Bến Thành – Suối Tiên metro line.
- Air: Tân Sơn Nhất International Airport and Long Thành International Airport.
- Rivers: the Đồng Nai, the Tắc and the Soài Rạp.
- Urban landmarks: Saigon Hi-Tech Park, Fulbright University Vietnam, Suối Tiên Cultural Park, Landmark 81, Bitexco and the Municipal Theatre.
The Đồng Nai River
The villas sit on their own stretch of the Đồng Nai River bank. The brochure describes this as rare good feng shui, a calm current bringing health and prosperity. The Vietnamese and English versions describe the setting differently (surrounded on all sides / an exclusive bank), so we state only what both confirm: the estate fronts the Đồng Nai River and has a private marina opening onto it.

These facilities belong to the neighbouring Grand Park township and are not part of The Rivus.
Pros and cons of the location
- Pro: river frontage and a private marina — something the inner city cannot offer.
- Pro: Grand Park's schools, hospital and mall are next door rather than built inside the estate.
- Pro: close to the Long Thành – Dầu Giây Expressway, the Bến Thành – Suối Tiên metro and the Hi-Tech Park.
- Con: about 25 minutes to the city centre in clear traffic, longer at peak hours.
- Con: the eastern corridor is still expanding — a long-term advantage but an inconvenience while construction continues.
