To be clear from the outset: Masterise Homes does NOT publish a rate per m² or a price list for The Rivus Elie Saab in its official project documentation. The only monetary figures stated in the sales policy are the deposit and the discount levels. This page therefore avoids invented numbers — instead it sets out what is actually documented: the areas of the 121 villas across three collections, how payment works, and how to obtain the price list issued by the developer together with its issue date.

The Rivus price list and how payment works
Sale prices at The Rivus are not published openly. The price list and the list of available lots reach us directly from the developer — ask and we will send you the latest version, with the date it was issued.

The developer publishes no price in its official material: no sale price, no rate per m² and no price list. We quote only the price list issued by Masterise Homes, together with the date it carries — ask us for the version in force today and for the lots still available.

These plans are taken from the sales policy dated 2025, and every incentive in it that carried a deadline has since run out. Read the discounts and the shape of each plan as a guide to the structure; we will send you the version in force before you commit to anything.
The collections
The Sava, The Seine and The Danube
Three collections, each named after a European river, running from four bedrooms to six. Areas are given as ranges; the exact figure for any one villa depends on its lot.
The Sava
Four bedrooms, two living rooms and an uninterrupted view out past the park towards the river. Craftsmanship is what lifts The Sava from a riverside house into the kind of address people picture when they imagine arriving.

The Seine
Five bedrooms arranged along the marina, the way the houses of Paris are arranged along the Seine. A glazed stair the full height of the house fills the plan with light, and the dining room faces its own garden.

The Danube
Six bedrooms and the largest houses on the estate, named after the river of kings. Its owners are honoured as kings and queens, with privileges kept for this collection alone.

The villa counts are taken from the lot numbers listed in the collection mini-brochures; the developer publishes no per-collection total, and lots 70, 80 and 81 are unassigned there, so treat the counts as indicative. Prices are not published in the developer's official material, so the last column reads "on request" — ask us for the price list in force and the date it was issued.
Frequently asked questions about price
How much does The Rivus Elie Saab cost?
The developer, Masterise Homes, does not publish a rate per m² or a price list in the official project documentation. Figures circulating online have no verifiable source. Happy Land only provides the price list issued by the developer, together with its issue date — contact us for the current version.
Why is there no public price list for The Rivus?
This is common practice for limited-edition branded villa projects: prices are discussed privately per villa and per release rather than listed publicly. With only 121 villas in the whole development, each one is priced individually according to position, land area and outlook.
How do the collections differ?
The Sava: 4 bedrooms, land 560 – 851.8 m², total built area 1,039.3 – 1,187.8 m². The Seine: 5 bedrooms, land 745.0 – 1,160.9 m², built area 1,292.2 – 1,417.0 m². The Danube: 6 bedrooms, land 1,010 – 1,287.6 m², built area 1,650.8 – 1,782.8 m². Land area is the single biggest driver of price difference between villas.
What deposit is required, and are discounts available?
The sales policy states the deposit amount and the discount levels that apply to each payment option. These are the only figures given as numbers in the official documentation. Terms vary by sales release — contact us for the version currently in force.
Can foreigners buy at The Rivus?
These are landed properties with long-term ownership. The official project documentation does not state the conditions applying to foreign individuals or entities. We will not speak on behalf of the developer — foreign buyers should contact us so that Happy Land can obtain written confirmation before any deposit is paid.
